Housing
Yerevan’s rental market saw sustained high demand in 2024, driven by an influx of individuals and businesses relocating, particularly from Russia and Ukraine. While growth in demand slowed compared to the earlier surge, the city remains attractive for both long-term residents and tourists.

Key Trends:
  • The market presents significant opportunities for development, professionalization, and catering to evolving renter preferences.
  • Sustained rental demand presents real estate developers with expansion potential.
  • Investing in residential projects can help address supply constraints and meet diverse renter needs.
  • Yerevan’s most popular neighborhoods include Kentron (city center), Arabkir, and the Vaagni Quarter.
Challenges:
  • High rental prices, a result of rapid market changes, continued to be a challenge, especially for locals and lower-income residents.
  • High demand and limited availability in Vahagni housing compound, a preferred choice for expatriate families.
  • Limited availability of high-quality rental properties in prime locations.
  • Market shifts have strained landlord-tenant relations, causing rent hikes and maintenance issues.
Immigration
Armenia allows visa-free entry for up to 180 days/year for nationals of 113 countries—45 unilaterally and 68 under agreements (including the EU, U.S., CIS, UAE, and Japan). Nationals from other countries can usually apply for an E-visa (processed in 3 business days) for a stay of 21 or 120 days.

As a member of the Eurasian Economic Union (EAEU), Armenia offers simplified immigration for nationals of Kazakhstan, Kyrgyzstan, Russia, and Belarus, including visa-free entry for 180 days/year and an easier process for obtaining a Certificate of Legal Stay (special residence permit type) for workers and their families.

For non-EAEU nationals, residence permits take 2-2.5 months to process. Armenia offers temporary (valid for up to 1 year) and permanent (valid for up to 5 years) permits, with eligibility based on local employment, business
registration, family reunification, and similar grounds. The process is mainly online but includes an in-person interview
with an immigration officer.

Foreign nationals must register their address and obtain a State Services Number (tax and social ID) while living in Armenia.
Moving
