Housing
In 2024, Ukraine’s housing market continues to adapt amid ongoing challenges. Rental activity is recovering in major cities, with Kyiv, Lviv, and Dnipro showing stable demand. Prices remain lower than pre-2022 levels, but availability in central districts and newly renovated properties is limited. Safety, utilities, and infrastructure remain key considerations

Key Trends:
  • Rental prices increased by 15-20% in Kyiv and Lviv due to high demand and post-war economic recovery.
  • Kyiv’s most sought-after districts: Pechersk, Podil, and Obolon (modern amenities, safety).
  • Lviv’s popular areas: Old Town, Franko District (cultural appeal, lower costs than Kyiv).
  • Some landlords offer discounts for long-term leases.
Challenges:
  • Many landlords avoid official contracts, risking tenant instability.
  • Utility issues, including frequent maintenance problems, especially in older buildings.
  • Some areas face housing shortages due to internal displacement.
Immigration
Citizens of over 60 countries, including EU member states, the UK, US, Canada, and Japan, can enter Ukraine without a visa for up to 90 days within a 180-day period. Extensions are possible in some cases, particularly for humanitarian or work-related stays.

Foreign nationals planning to live and work in Ukraine must obtain a temporary residence permit, which is usually tied to employment, volunteering, or family reunification. A work permit is required prior to applying for the residence card and must be initiated by a local employer.

Ukraine offers a simplified residence process for IT specialists, humanitarian workers, and foreign employees of registered representative offices.
Moving
Transportation: most shipments arrive via road freight through Poland, Slovakia, or Romania. Port access is restricted due to security concerns, so overland routes are preferred when available. Shipments to and out of Ukraine cannot be insured.

Customs Duties: duty-free import of personal belongings is allowed if the foreign national has resided abroad for 12+ months and the goods have been owned for at least 6 months. Diplomatic shipments are also duty-free.

Customs clearance typically takes 1–2 business days. Temporary import may require a deposit or guarantee. Safety protocols and real-time route assessments are essential for cross-border moves into Ukraine.
